The 30 Day Home Seller Strategy
Based On A Proven Process
You don't want an agent that simply posts your home on the MLS and prays that a buyer will show up. When it comes to selling, you need an agent with a tested process designed to attract buyers. I'll provide you with a professional price & market analysis for your home, and implement our proven strategy for selling (that you can review below). The goal is to get a buyer within 30 days. Days 1 - 7
Pricing, Content & Market Analysis
After doing a CMA, we will use it to go over a pricing strategy for your home. It's best to get a solid price range that fits the market. Once determined, I will plan all content creation for marketing. We will get professional photos and video of your home, do staging if needed, and use the material to create our marketing campaigns.
Days 8 - 14
Pre-Launch
Once all content material is prepared, your home will go on the MLS as a "coming soon" listing. This is part of our pre-launch strategy for agent-to-agent exposure, allowing us to test the market before an official launch. We may get buyer agent feed and will refine the listing (if needed) during this process.
Days 15 - 21
Strategic Launch
Now your home will officially go live on the MLS and our marketing campaign will launch across multiple platforms. During this period we will monitor buyer feedback and make adjustments accordingly. We will also schedule an open house the weekend following the launch.
Days 22 - 30
Buyer Analysis & Closing
At this point we should hopefully have at least one interested buyer. If we have multiple, we will review the offers together and pick the best one. There may be contingencies and other requests, which I will manage for you up until closing. Please note, the goal is to find a willing buyer within 30 days. It may take longer to officially close, due to buyer requests or other unforeseen hurdles.
Days 30+
What If We Don't Find A Buyer?
If we don't have a buyer at this stage (which will happen sometimes!), we will have to go back and review our pricing & marketing strategy and make adjustments based on what we learned from the 30 day period. The most common reason a home does not sell is because it is over-priced. In this case, we will want to review the market again and adjust accordingly.
